Welcome to the City of South Gate’s website for the Hollydale Area Specific Plan. The City is preparing the Hollydale Area Specific Plan to help preserve existing single-family neighborhoods, revitalize the area, as well as create nodes of economic activity and housing opportunities near the future Metro Eco Rapid Line Stations planned in the area. You are invited to participate in this exciting planning process by attending community workshops and offering your viewpoints on the future of Hollydale.
Hollydale is located in the southeast portion of the City, just east of the Los Angeles River and north of the 105 freeway. The Specific Plan area is approximately 325 acres in size is generally focused around the Eco-Rapid Transit route. The area includes retail and residential uses along Garfield Avenue, industrial uses along the rail tracks, mixed uses along Paramount Boulevard, and stable single-family residential neighborhoods.
The preparation of the Hollydale Area Specific Plan presents several key opportunities for the community. First, the Garfield Avenue/Main Street intersection offers tremendous potential to become a lively neighborhood district that is a local community gathering place containing a mix of uses to serve the daily needs of residents. Second, there is opportunity to transform the industrial, manufacturing and warehousing uses into higher intensity, job-producing uses that are more visually attractive and have less of an impact on adjacent neighborhoods. Third, with the future Eco Line Station at Gardendale Street, there is an opportunity to recycle underutilized properties to higher density transit-oriented development within walking distance of the station. A transfer station with the Green Line is also being planned just south of the Specific Plan area also provides some opportunities.
